Many times borrowers are turn downed due to credit, location, property type or other issues. A commercial loan application through a retail bank has to meet the banks guide lines. Institutions that offer business lines of credit have two types; secured and unsecured loans. Unsecured Business Lines of Credit is a lot like a credit card loan.... Collateral that is generally required is a  credit score [FICO] of 650+, income verification, current bank account. Additionally, collateral can be based on invoices and purchase orders from a business. Secured Business Lines of Credit in most cases an asset based loan [real estate]. Collateral that is generally required a credit score [FICO] 650+, 50% - 60% loan to value of the asset, verification of the assets income steam to make monthly loan payments.
