I’m Jonathan Toth, a mortgage advisor and the person behind HomeFlow.
I work with homebuyers, homeowners, Veterans, real estate investors, and business owners across traditional and complex mortgage financing. While I handle Conventional, FHA, VA, jumbo, and home-equity financing, much of my business has become focused on the scenarios that require a little more thought.
Self-employed income. Complex income. Non-QM. Bank statements. Significant assets but unusual income. Unique properties. Borrowers who have been told no because their situation didn't fit neatly into a lender's guidelines.
My approach is simple: understand the entire financial picture before deciding what loan belongs in it.
Sometimes the best solution is a traditional mortgage. Sometimes it's a portfolio or Non-QM lender. And sometimes the right advice is to wait, restructure something, or not take out a loan at all.
I also believe the best client outcomes happen when good professionals work together. I enjoy building relationships with Realtors, CPAs, financial advisors, attorneys, insurance professionals, and other business owners who want someone they can call when a client's mortgage or real estate financing situation gets complicated.

When I entered the mortgage industry, I spent time on the operational side of lending; processing loans, working through underwriting conditions, reviewing documentation, and seeing firsthand what actually causes a mortgage to make it to the closing table or fall apart.
That experience changed the way I approached originating loans.
I didn't want to become someone who simply knew how to quote a rate and take an application. I wanted to understand why a loan worked, why it didn't, what an underwriter was going to question, and what other options existed when the obvious answer wasn't the right one.
Over time, that naturally pulled me toward more complicated financing.
I still believe mortgages are ultimately about people buying homes and building wealth, not just loan programs. My job is to understand the financing well enough to find the right path, explain it clearly, and execute when it matters.
The complicated files are usually the ones I enjoy the most.
