Somebody wrote "Some days you are the statue, some days you are the pigeon".  No blame on that, it just happens. There is a lot to learn and improve everyday if you just have the courage to look at it with honesty and aim for better every time. Yes I am on paid advertising, Facebook ads work pretty well on Real Estate, good value for money. Why Facebook? Behavioral targeting is good.  I've never been a big fan of  Google's pay per click, my personal take is to invest on google organic search optimization  instead. I wouldn't talk about a valid closing line, but a valid 'ready- for-closing state of mind' in the customer. That can verbalize in many ways. In selling homes, my experience is that customers are ready to close when they feel safe, have clarity about the future and are satisfied with the outcome. Because when you are buying a home there is a lot at stake and the fears, uncertainties and anxiety levels go through the roof. Address all those with confidence and clarity and the client will say "yes I want it , and i want it now".

Really up. San Diego county has right now a problem with availability of new land, while people wants to buy since economy is growing at great pace and rents are very high. It is not. It is much more closer to buying Real Estate because most of the law applicable to Real Estate also applies to mobile homes, it is actually a permanent residence. The homes have to be up to code and registered with HCD (House and Community Development in California) In addition to that, the homes are usually in a mobile home park that rents the land where the manufactured home sits, making some parts of the buying and selling process more complicated to navigate than buying a house, town home or condominium.

I agree with the colleagues that gaining their trust is essential, and building a clear bi-directional communication where we can exchange information with them effectively without damaging the deal is really key.

Whatever you are trying to sell, I would rather use my time, effort and money in writing a nice unique content that Google likes so your website ranks high on the natural search, just to mention one of the "must to have's" . Ask yourself : When I need something, do I wait for a telemarketer to call me offering that, or ..do I simply Google it? Well, your leads behave the same way, across every business either B2B or B2C. In 21st Century and with good digital tools your leads can qualify themselves and then you can expose them to the right relevant content. If you are already good at cold calling (it's a hard discipline to master) keep using it, why not..but if you have to learn, learn some other more modern stuff.
