Family Law Appraisals
The main business of BGreen II Appraisals is Family Law appraisals. Appraisals to help settle estates, establish the current value of trust property, and assist in the absolution of marriage assets. I am expanding into “Pre-Listing Inspections” for realtors. This involves an inspection of the property to assure it complies with California Safety standards, FHA Standards, and liability reduction for agents. I can certify the Gross Living Area, verify building permits, identify any major property issues, and validate ADU conversions.
I started appraising in 1985 for World Savings. The appraisal world and the world, in general, have changed a great deal since then. As the IRS gets stronger, the importance of a well-supported appraisal for estate use is critical. An extremely skilled estate attorney once said that you only have one chance at getting your will correctly because if not your heirs could pay the price. This could also be said about the appraisal of the estate’s assets. The last thing anyone needs is the IRS valuing your property, most likely it will not benefit the estate.
