Hmm, such a good question. I've been a Realtor for 35yrs. When the market crashed, I started to flip homes in addition to selling, I loved doing flip homes, I was doing about 4-6 flips a yr. I didn't do any of the work, but they did take up a lot of my time. Last yr, I decided I was going to stop doing flips and just focus on selling, I have to tell you, I forgot how much I LOVE Real Estate. I feel like its brand new again, I usually sell 40-50 homes a yr,I feel like I will sell 60-70 this yr.Everything seems so fresh to me, myadvice would be go back to the basics.
Open houses are a complete waste of time if your intent is to sell the house. It is a good way to pick up buyers if you're in need of clients.

Shopping has changed. Consumers have more choices then ever. The internet has made it so easy to shop on line. Brick and mortar stores need to adjust to changes. I do believe consumers still actually like on site shopping, I know I do. A lot of the veteran stores have failed to adjust...

Shopping has changed. Consumers have more choices then ever. The internet has made it so easy to shop on line. Brick and mortar stores need to adjust to changes. I do believe consumers still actually like on site shopping, I know I do. A lot of the veteran stores have failed to adjust to consumers, they're still operate the same way they did years ago. Because of this, I believe that is why stores are failing. Target for example is a store that is geared for todays market. Stores like Kmart , Walmart, Sears, JC Penny, in my opinion has failed to keep up with the times. Nothing stays the same, businesses need to change as the market does. If they don't they will be left in the dust.

I'm a front door person in sales, my wife and son are back door people that both work for me in real estate. I'm a extrovert for most things. My wife is perfect behind the scenes. She does all the follow up , scheduling, processing etc. My son is a lot like you. Has a lot of anxiety when it comes to sales. We just needed to find stuff that he enjoys doing. He does bpo's for banks. He does a lot of them. Prob about 250 of them a month, he's also is really good at driving clients to ads on the internet . In addition, we are in the process of trying to become a foreclosure listing agent. He is the driving force behind this. He is the one doing the leg work , internet work etc. When it comes time to getting face to face with people. I'll take care of it. Bottom line, we are all working are strength's
I think all homes should be considered for professional pics, I wouldn't use a photography for a home that is in need of a lot of work or updating
