What Really Matters

Buying a home? The process can be stressful. A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This often includes a written report, checklist, photographs, environmental reports and what the inspector himself says during the inspection. All this combined with the seller’s disclosure and what you notice yourself makes the experience even more overwhelming. What should you do?

Relax. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories:

1. Major defects. An example of this would be a structural failure.
2. Things that lead to major defects. A small roof-flashing leak, for example.
3. Things that may hinder your ability to finance, legally occupy or insure the home.
4. Safety hazards, such as an exposed, live buss bar at the electric panel.
Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Do not kill your deal over things that do not matter. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller’s disclosure or nit-picky items.

My Promise to You
Choosing the right home inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods and yes, different pricing. One thing for sure is that a home inspection requires work, a lot of work. Ultimately a thorough inspection depends heavily on the individual inspector’s own effort. If you honor me by permitting me to inspect your new home, I guarantee that I will give you my very best effort.

This I promise you.

They are mostly terrible.  You deal with price shoppers all the time.  No good for a business focusing on quality work, instead of quantity. (more) They are mostly terrible.  You deal with price shoppers all the time.  No good for a business focusing on quality work, instead of quantity.

This has been my best year to date.  The president is prioritizing the economy, and that won't change until we have a new president.  I hope it doesn't change for quite a while! When someone tries to negotiate a large discount I'll encourage them to find a less well experienced home inspector. I have worked for people that reluctantly agreed to my price and regretted the experience. Life is just too short to work with some people. Affordable home loans are critical to the success of anyone working in the Real Estate Industry. Higher taxes mean less available income for making these purchases. Regulations may attract big contributions to political campaigns, but rarely help the consumer to thrive economically. The best way to connect with real estate agents is to treat their clients like gold. Be prompt, professional and don't make their job any harder than you have to. Most Realtors will appreciate that. InterNACHI is a fantastic resource for preparing to take the exam. Their practice test should give you a very realistic estimate of your level of preparedness. Their practice test result and the NHIE result was only 1% different for me. They have excellent online courses. (more) InterNACHI is a fantastic resource for preparing to take the exam.
