We subcontract almost everything other than carpentry division stuff, and feel fortunate to have relationships with mechanical contractors that go back 20-25 years. Remodeling residential homes is tricky enough to estimate/perform, so these SAME contractors are invaluable and we don't even shop them some years. Communication, TIMELY PAYMENTS for work performed, and an organized process, are essential in a sometimes tight economic arena.
Mostly by helping people/clients out of some kind of emergencies when they call on the spot, trees on houses, autos accidents into businesses or homes, water in basements from flash flooding, failing foundations, etc., alot of times we will drop what we're doing that day, and help someone out...

As a smaller general contractor- remodeler, we run into this quite often and paying subcontractors can be quite a challenge. We have asked more up front the last 2 years (40-50%), stopped work for change orders until written agreements signed and additional payment secured, and communicated our draws well in advance to customers. We also try to have the remaining balance / or last payment be the smallest (10%), having collected 90% to that point. With all that said, we still get the BAD customer, who stretches things out, has a never ending punch list. etc. etc....................and only patience seems to work, and moving on helps too!

I accept it as reality and don't necessarily mind a more informed customer. As a remodeling general contractor it actually saves me some time and energy.
