Did your client waive a home inspection?  Bank owned properties are typically "As-is" with very little disclosure because the bank has never lived there and usually has very little direct knowledge of the property and possible issues.

If you have not already done so, I'd recommend trying to secure contact information for all (or as many as you can) of your past clients.  Some of them are still working but not coming into the office.  Offer a pick up and delivery service.  I would imagine some of the managers are still checking... (more) If you have not already done so, I'd recommend trying to secure contact information for all (or as many as you can) of your past clients.  Some of them are still working but not coming into the office.  Offer a pick up and delivery service.  I would imagine some of the managers are still checking in at the office.  They might assist you.  If I knew my shoe care person was going to be making the rounds, ie. (pick up) on Friday and delivering on Monday I'd have 2 or 3 pairs ready for him or her at least every other week. Having been in business for as many years as you have I hope you do know how to reach out to your past customers.  Even if you do not have your past client contacts start getting the info from every new client and advertise the pick and delivery service. It is a function of supply and demand.  When the supply (inventory) is low and there is an abundance of buyers it is imperative that buyers educate themselves quickly and put themselves in a position to react quickly.  The shortage of supply will most likely cause multiple offer situations and... (more) It is a function of supply and demand.  When the supply (inventory) is low and there is an abundance of buyers it is imperative that buyers educate themselves quickly and put themselves in a position to react quickly.  The shortage of supply will most likely cause multiple offer situations and result in buyers paying over asking prices in many situations. Buyers need to know what to expect in their price range and be able to decide quickly if a home meets their needs/wants and know how far they can go and still be comfortable.  Buyers also have to be pre-approved or have available cash to purchase.  It is a difficult challenge for buyers and realtors when the inventory is down.

(more) Hi Kelly...  Have you considered any of the networking groups in Spokane?  It is a good way to create relationships with other independent business people (mostly owners).  I go to a networking breakfast every Tuesday morning.  Part of the reason it is successful is that the members are encouraged to get to know each other on a deeper than surface level by meeting away from the group setting.  Let me know if you'd like to consider it.

Many folks think Realtors are paid by the brokerage. They do not realize Realtors are paid 100% on commission AFTER the transaction closes. We pay all of our own expenses including a split with the brokerage, gas, meals, vehicle maintenance, phone/internet/communications expenses and self... (more) Many folks think Realtors are paid by the brokerage. They do not realize Realtors are paid 100% on commission AFTER the transaction closes. We pay all of our own expenses including a split with the brokerage, gas, meals, vehicle maintenance, phone/internet/communications expenses and self employment and income taxes. Realtors often work long and hard hours without any pay as "not all transactions close".

I show my clients I am "all about them" by always looking out for their best interests. I typically will talk my buyers out of houses if I believe it will not be the best fit for them. After 25 years in the business the #1 best source for business is your sphere! The people who know you, like you and want you to succeed are the best source of leads. Network with them, stay close to them, ask them who they know, etc. Do a mailing to them announcing your business and asking...
