I work Facebook, Twitter, LinkedIn, & Snapchat vigorously. I receive more than 65-70% of my business from social media outlets. I network with other Realtors® because if my client has a certain need or area that I can not service, I want to be the expert who has an extended team that can refer them to. And vice versa. I network/market like everyone else. However, I know referrals can make or break you in this type of business. You have to take care of those referrals like they are gold because they are! That is valuable. Alignable has tons of vendors in different areas of expertise. I want to arm by database with a little bit of everyone. You never know when the need will arise.

FSBO's (for sale by owner's) feel if they can sell it themselves they can save money by not paying the commission. What they don't realize is by doing it themselves, they limit the audience that their home has the potential to be in front of, thus sitting without activity. And when they price it themselves without knowing the specifics in their market, they can either price it too low and lose out on money left on the table or price it too high and not receive any offers. Realtors® know how to price a home according to market trends to get the client more for their money, know the laws and logistics in paperwork, and can market the home aggressively to get it in front of a larger audience in order to get a great offer or even mutilple offers. At times people fear Realtors® because they like to categorize us as "used care salesmen" (nothing wrong with car salesmen by the way). They feel it is going to be an experience of pressure to purchase. It is the exact opposite though. We are providing a service to assist and aid in finding the right home for the client for the best price. We can advise but the final decision to purchase is up to the client. We also have access to a multitude of vendors, that can be an asset. People fear what they do not understand. That is why buyer/seller consultations are imperative. That is your chance to explain your value and what your job throughout the process actually is. It is much more than throwing a sign in a yard and receiving a check or finding them a home and them obtaining a loan. The entire process should be throroughly explained so the client sees your value and how you are going to be beneficial to them throughout this process. You have to EARN their trust. This is one of the biggest decisions/purchases in someone's life. And once you EARN it you have to be consistent and prove you deserve to have their business. Word of mouth and referrals are everything for a Realtors® after the transaction. Communication is key.

Commissions Inc is wonderful. I would definitely see if you can have a lender and a title company or inspector pitch in to cover the costs. (more) Commissions Inc is wonderful. I would definitely see if you can have a lender and a title company or inspector pitch in to cover the costs.
