It depends on my tenant. Those that are still working are expected to pay the rent as usual. On the other hand if they have been shut down by the state and have no income, I will reduce their rent to cover my expenses.

The is a type of rubber roof that has been repaired several times and not professionally. I would expect signs of water damage inside the building unless it has been repaired, covered or hidden. If it was my client I would refer him to a reputable roofer to preferably replace or at least repair...
