For the benefit of the client, we are no longer encouraging our clients to join us at the inspection and request that the property be vacant if possible. (more) For the benefit of the client, we are no longer encouraging our clients to join us at the inspection and request that the property be vacant if possible. We conduct a phone call immediately after the inspection to review findings and then later conduct a video review of the inspection with the client after we’ve sent out the report. If our clients insist upon attending, we will allow it per Pennsylvania's COVID-19 Guidelines. Also, only the client and their real estate agent may attend the inspection and should not bring others along. While on-site, our inspectors will take the following steps: Wash hands before and during the inspection as required Make hand towels available as required Keep hand sanitizer nearby Will use disinfectant wipes on faucets and door handles Our inspector will wear an N95 mask and gloves during the inspection Provide a non-contact thermometer reading for all attendees Remind clients to not touch anything in the home If any of our inspectors have symptoms, we will postpone the inspection and ask clients to postpone if they are showing any signs of illness.

That being the case, current or past signs of moisture penetration in the attic, foundation or structural components fall into that category.  Not only is moisture damaging in and of itself, but it also draws a variety of wood-destroying organisms and promotes the growth of mold and mildew, all of which can quietly cause thousands of dollars of unseen damage.

Well, the math goes like this: Assuming that said inspector could perform 5 inspections and generate a respectable report every week for $300/ inspection, that would be 250 inspections for the year or $75,000 a year. By most accounts not realistic but sounds like a good living albeit not much... (more) Well, the math goes like this: Assuming that said inspector could perform 5 inspections and generate a respectable report every week for $300/ inspection, that would be 250 inspections for the year or $75,000 a year. By most accounts not realistic but sounds like a good living albeit not much playtime.  At $500/inspection, said inspector would only have to perform 150 inspections or about 3/week and have either more playtime or more bandwidth to make more money if desired.
