Have a licensed roofer inspect the condition of the roof and provide an estimate for any repairs that are required. Realtors and Home Inspectors are not licensed roofers and can not legally make an assessment as to its conditiion. However, looking at the photos it appears that it was not done...

Realtors and Home Inspectors are not licensed roofers and can not legally make an assessment as to its conditiion. However, looking at the photos it appears that it was not done by a professional roofer and looks quite old with several patch jobs. Any insurance companies do not cover this type of roof.

I don't worry about competition. I just work to be the best. Customer service is key to getting clients that love you, refer you, and return to you next time. Actually, I find my fellow Realtors as an asset to grow and learn from whether it be good ideas or things not to do.

The very best way to get new Sellers, and Buyers as well, is by referral and positive reviews. The next best way is to network. Get out and be social. Talk about real estate when to opportunity arises.

Upfront and honest. No reason to beat around the bush because it will only prolong the pain. One thing I do is tell them either in person or via telephone. Email and texting bad news does not go over well plus you can’t see or hear their reaction
