Over my career I have always had a good portion of my clients being senior First time buyers that have rented their entire lives and built no equity. In my market we still have affordable 55+ communities where we can often get a mortgage payment that is similar and often less than current rent payments. Rents continue to climb with inflation keeping up with income while a mortgage payment is typically much more stable - it is a home run to buy if it is for the long run VS renting.
I see so many "immediate" "ASAPs" etc here as answers. I do not think there is an absolute answer. I doubt any of us are hostage negotiators, Bomb Techs or Brain Surgeons. No one is going to die waiting for a return call if you are sitting on the toilet. The problem is clients have become...

No one is going to die waiting for a return call if you are sitting on the toilet. The problem is clients have become unreasonable. The same day is probably the best answer to the question, We have other clients, we have lives. Clients need to be reasonable as well- and they need to leave a message so we know who to call- have any of you heard that you have not called someone back, yet they never left a voicemail?
if you do you need to commit to doing it over a long period of time, if your plan is one and done, don't waste your time. consistent mailing to an actual sphere works.. random onesies/twosies do not. I would add in a follow up phone call to that farm would boost the return.

it is a small world and much easier to be friendly with your competition - this is a relationship business and people (clients) will gravitate to people they like

as your career moves forward the #1 is your gut. When it talks to you, something is hiding. In the industry I believe the Number one is probably occupancy fraud, and that can be found in addresses, commute distance etc.

Reputation, availability and your gut.... A good MLO will ask a lot of questions and spend time to determine what is best for their clients individual scenario and even give them a road map to follow for the future.

Face to Face appointments are the only way, and Time... I'd suggest visiting open houses, coming up with a target list of agents and invite them for coffee. Out of site, out of mind.... you need to be present

The benefit is almost 100% to the landlord, I wont even call them a "seller" because that typically doesn't happen. The landlord gets a tenant that might take better care of the home because it may be theirs some day. the flip side is the tenant discovers all of the bad things in the home while...

From the mortgage side, only the amount paid over a fair market rent can be used towards a down payment, and you see very few tenants willing to pay over a fair market rent.
over deliver! and never stop prospecting. face to face is best, and we all need to get our heads out of social media and only dip our toes in for a brief period of time, I think that is the biggest time suck we all have these days.

The only age that matters is that they are of legal age (18)- other than that the only other reason age would be a factor is on a reverse mortgage (62) or for an age restricted community... I have done countless 30yr mortgages for people in their 80s and even 90s over the years.
