In 2019 the Banks and the Federal Government changed the borrowing rules without advance notice, causing me to lose a large land deal, due to the Purchaser not being able to meet the new requirements, thus I lost a large commission which would have been my income. I then suffered an accident, but the Insurance Co., Cdn. Premier Life Ins.Co., would not pay the claim on grounds I went to my Family Doctor, not a hospital, which is NOT stated in the Policy that I paid premiums on for 13 years, and this was my first claim. Then the pandemic and we were closed down for long time, and will just be opened from lockdown, Wed. June 30/21. When I applied for CERB and CRB, the Federal Government refused on grounds my income did not qualify. I told them it did not qualify because they killed my deal, and thus my income. They refused to listen, and refused payment. This has made it very difficult for me. At the same time the Federal Government would not pay the compensation, they gave away Millions to many Offshore questionable groups, as well as a lot of the same type groups in Canada. I have worked since 1951 fulltime, but the groups that received the Millions have NOT worked and aided Canada in any way.
I am very disgusted with our Federal Government in Canada.
What does your lease state about this issue?
Normally anything connected to the building, ie. walls, windows, foundation are the responsibility of the owner. Basically, your lease should cover all aspects that are the responsibility of the owner, and were part of the building when you moved in.

You are certainly entitled to buy or sell your own property, but the point is, SHOULD YOU. A Real Estate Broker is licensed by the government of the province or state, and is responsible to carry out all regulations and laws, as set out by Real Estate authorities. A Real Estate Broker can help...

A Real Estate Broker can help direct you to a favourable deal by advising you of any zoning or by-laws that you may not be aware of, and could cause you problems in the future. I would recommend that she contact three highly recommended Roofers, who all offer warranty, and get their advice in writing, when they would be available to do the job, and the price in writing after they have seen the roof. This should give her the opportunity of choosing wisely.

This may sound like a very simple answer in the complicated times we find ourselves in, but I go back to the times BEFORE we had computers, social media, etc. to communicate with clients. Learn what your client wants and what his budget is, and then go to work to find that, remembering to work...

Always relay the true facts about any property, and focus on the possibilities for future growth. Muskoka is a beautiful area, and when enjoying cottage life, you are always aware how the four seasons affect us, and how important it is to be organized for the next season, so you can enjoy the surroundings and not panic that you are not prepared for the change. I try to communicate with former clients when I have a good reason to do that, without being a 'phone nuisance'. Just this week I reconnected with someone I had sold a cottage to some years ago. They were pleased to hear from me.
