I use all the social media platforms for lead generation.  I have paid for one list, they sent out letters and I did get one response and took the listing. I ask them to get pre-approved but you can also ask certain questions like credit score, gross income before taxes, monthly payments (don't need insurance, electric,etc.) example $2500 income minus $600 monthly bills equals $1,900 for a mortgage/rent payment, at least you know they may qualify. ... I find open houses are usually for the noisy neighbors or snopes.   Also it is a great way for the Realtor to obtain new clients.  It is sometimes difficult to keep people together to show them the home. Or if you get more than a few couples you can't divide your time between everyone.  I don't... Or if you get more than a few couples you can't divide your time between everyone.  I don't like the people going through the home by themselves unless the home is vacant because of security issues.   Very rarely does the home sell at an open house.

I help with all aspects of a listing or sale. I make sure my client is well informed on how the process will work. I have helped them to pick out new counter tops, new flooring, etc. I have even helped them pack and have garage sales. I assist them in getting qualified people to help them move,... I have helped them to pick out new counter tops, new flooring, etc. I have even helped them pack and have garage sales. I assist them in getting qualified people to help them move, clean their homes, mow the yard, handyman jobs, etc. I usually try to be at every showing, I'm at every inspection, and every closing. I help them get to know their community, invite them to church and neighborhood activities.  By the end they are no longer clients but friends.

My clients actually become my friends. I do send monthly new letters out via email. I get a lot of referrals from my previous clients and love keeping in touch with them. I use professional photographers all the time. They can remove boxes, problem issues and adjust lightening in the photos.  I sell a lot of homes in the Acreage so people like to see all of the property and aerial photo's help.
