Keep walking, Ron!  One of my best friends killed himself due to depression over 11 years ago and it still hurts.  What could I or should I have done to help him. My husband is a Marine vet who served in Vietnam.  Ken goes to the VA often for treatments and it amazes me every time of how many... Back in 2005, I had the opportunity of hiring my daughter to work as the Manager of a state landlord association.  There was definitely a learning curve for both of us.  However, it turned out to be an amazing time working together for a common goal, learning each others strengths and weaknesses... (more) Back in 2005, I had the opportunity of hiring my daughter to work as the Manager of a state landlord association.  There was definitely a learning curve for both of us.  However, it turned out to be an amazing time working together for a common goal, learning each others strengths and weaknesses and seeing her blossom into a great manager.   When I would tell her about a project that I needed her to complete, she always understood exactly what I needed.  We taught each other a lot.  Whenever I had a vision and told her about it, she was able to expand on it.  More importantly, I always felt that she had my back.   It's tough not to micro-manage.  And even tougher when we, as parents, need to listen to our children for guidance on "'techy" issues.  As long as you both realize you are working for the same goal -- it can be amazing

(more) Dear Terrified, I used to believe you had to have an out-going personality to be successful in sales.  However, years ago when I was hiring two new sales reps for a credit bureau, I learned that introverts can be successful in sales.  I was down to two candidates:  A was very outgoing, a graduate of Brigham Young and very easy to talk to.  B was a quiet man with grey hair and when we shook hands,  I could tell his nervousness by his sweaty palms. A started out well but had too many reasons for missing work.  He had the education and experience but not the commitment. B became successful because he learned about our services, believed in them and was methodical and consistent in meeting with clients.  His commitment was obvious and he went on to takeover my position when I left. If you're selling a product or service that you believe in and are committed to cold-calling and good follow-up, you can succeed. Write a 2 minute elevator speech, memorize it and use it.  Read  How to Win Friends and Influence People by Dale Carnegie.  It makes cold calling a little easier with his suggestions. Good luck and much success in finding a new career!

Dear Tortured for the Past Year, You sound like a wonderful and kind woman.  However, you need to remember to be a tough landlord and get the money up front.  The rent should come before the booze!  Unfortunately, the Landlord/Tenant laws in the State of PA are geared to helping the tenants. ... (more) Dear Tortured for the Past Year, You sound like a wonderful and kind woman.  However, you need to remember to be a tough landlord and get the money up front.  The rent should come before the booze!  Unfortunately, the Landlord/Tenant laws in the State of PA are geared to helping the tenants.  I had a tenant that stole the refrigerator in my rental property and the only option was to file a complaint with the District Magistrate.  Winning the judgment feels good until you realize that it's just a piece of paper.   About 12 years ago, I ran the Landlord Association of PA with over 800 landlords.  We were working on helping landlords collect on their judgments by garnishing the wages.  It worked for awhile and then we were stopped. So even if your tenant signed the form in front of the police officer, you're only option would be to file a Complaint and possibly use that to collect what he owes you.  God bless and I wish you much luck and offer the following advice:  Pull both credit reports and criminal record reports on prospective tenants Make sure to get a deposit to cover first and last month Hand tenants written invoices and remember this is a business

My PASSION has always been SALES!  Nothing is more fulfilling than helping people find what they are looking for and getting paid to do it.  I took the Business Curriculum in high school and was a secretary for the first 3 years of my career.  When I realized how little your annual raise could be... (more) My PASSION has always been SALES!  Nothing is more fulfilling than helping people find what they are looking for and getting paid to do it.  I took the Business Curriculum in high school and was a secretary for the first 3 years of my career.  When I realized how little your annual raise could be -- was the day I decided to find a job that there weren't limits.  Sales is based on what you sell and not an hourly rate or salary. Find something you believe in and it's easy to sell.  I started selling equipment to power plants, then steel.  When my girls went to preschool and they asked what does your mommy do, one of them said I sold steel and the other told them rebar.  Back in 1982, I was one of the first satellite offices selling steel for a company in Cincinnati.  Since then, I sold cars, computers and operating systems, credit reports and their ancillary services. The most rewarding career was when I was a loan officer.  There was so much satisfaction in helping people buy a home.  It was only after the government got so involved in mortgages, that I decided to get a stable job selling abstract services.   Tiger Abstract provides real estate and title searches in all counties of PA.  We sell flood reports, business reports, AVM's, appraisal management and title reports when purchasing real estate. Never try to sell a product or service that you don't believe in or trust.  When you find the right product or service -- the sky's the limit!
