I'm an Architect.  I got 4 new homes to do last week.  I have 6 others that I had done prelims for over  the past couple months that the builders are just waiting for the clients to 'pull the trigger' and give the go-ahead.  We'll have to see how the next few weeks go. Several ways but one of the best is references.  Not just the ones the client gives you, but others that they don't.  If it's for a custom builder, ask for other homes he/ she has done.  If it's for a subdivision builder, knock on some doors and ask the owners what they think  of the builder.
