How We Got Started

I began my real estate career 30 years before I got into real estate. You see I was in advertising in New York City and Boston since 1982. Real estate is really all about marketing really. In the year 2000, I did the marketing for a real estate company in Boston including their website, property brochures for their clients' million dollar homes. So when I began my real estate career in Portsmouth, NH,, I had already begun.

I am sure you have received a million responses from real estate agents as I am one myself. You have stated you have a couple commercial realtors you can call. I suggest you decide what else they can do for you besides simply helping you get the land. There are a lot of considerations certainly... (more) I am sure you have received a million responses from real estate agents as I am one myself. You have stated you have a couple commercial realtors you can call. I suggest you decide what else they can do for you besides simply helping you get the land. There are a lot of considerations certainly as you are talking about building a multi or modulars and the cost. Understanding the zoning and the process for the town to expect before doing anything. That does not discuss what they are, how they are designed, amenities, if it would be appealing for the market area and for what rental price could be maintained.   Then there are different types of building solutions. I think it best to deal with someone who can put you through the entire process.  Know how lenders are looking at things in this Covid-19 market. I know of buyers who were trying to buy an existing 3 unit with long time tenants with good paying history and the lender no longer trusted the rental income because of the uncertainty of tenants having jobs in 6 months because of the current economic challenges. I would think an angel investor would have the same concerns unless they would put up money with a clause to take over ownership of your property if you miss one payment. You have to understand the market of the area for tenants and what number you have to be at to break even and managing costs for the timeframe it takes to get to a CO and then being able to get tenants. Remember that tenants have more rights than landlords if they choose or can't pay rent. Too much advice from too many people will not make one concise plan. Every different person will have their own set of agenda for their needs.  Credit score may not be nearly as important as having enough cash to put down. The land has to be purchased first before you can even build anything. This is just a taste of some of the things to consider.

The main difference is hat you are dealing with buildings and businesses in commercial and lifestyle and real life decisions in residential. Commercial is about numbers and residential involves emotions. Commercial deals sometimes only has the buyers pay the commission and shared in residential.... Commercial is about numbers and residential involves emotions. Commercial deals sometimes only has the buyers pay the commission and shared in residential. Marketing is a whole different game for each. SOme commercial will never be on MLS and instead seen on sites like Loopnet.com

Relationships are always built on trust. In Business and in love. It can take years to build a relationship and could take seconds to end it. You need that relationship to be strong to deal with difficult times--in business and in love.

Sometimes two heads is better than one. This is a business about marketing so you have to sell yourself as well. There is nothing like experience. Too many newbies are lured into the idea that will make a lot of money and forget this is a business that you have to put a lot of time and sometimes... (more) Sometimes two heads is better than one. This is a business about marketing so you have to sell yourself as well. There is nothing like experience. Too many newbies are lured into the idea that will make a lot of money and forget this is a business that you have to put a lot of time and sometimes money in before you get a dime. Experience always pays off. It is better to get 50% commission and 200% experience. As you meet clients you get clients. Working with a seasoned person helps you learn the ropes. In the meantime be proud of your own life experiences and be yourself. Clients want to know you will work for their best interest. The only dumb question is the one you don't ask--so if an issue comes up, know you are not super human--better to say I don't know but I will find out.--by doing so you will continue to learn. I also suggest taking twice the number of hours in training. You can't know too little.
