Many newer or part time agent do not have any clients. Realtors are unemployed every day they wake up. Open houses are a good way of picking up new buyers. Personally I do not do them unless the client asks. In lower priced homes they may work better because those buyer may not have a Realtor... Personally I do not do them unless the client asks. In lower priced homes they may work better because those buyer may not have a Realtor that they are currently working with. I have to admit once many years ago I was doing an open house nobody was coming so I ended up having a pizza delivered to the open house. Turns out I got the pizza guy qualified and sold him the house lol!

Commission vary from area and states. Seller should pay whats standard to thier area to help get as many agents involved and want to sell your home. Remember its not what you pay they matters its what you net that counts. Some areas pay a strait 6% or 7% some areas pay 7 % for the first $100,000... (more) Commission vary from area and states. Some areas pay a strait 6% or 7% some areas pay 7 % for the first $100,000 then discount the rate 4% there after. Depending on the price of your home makes a big difference.

In 2000 A broker from a small company was trying to recruit me as many others. I was ranked 2nd in the state for at least 6 year with my previous company. I suggested that I would only switch to them. Believe me I was surprised when he called and said he bought the francise. And a $750,000 building I could walk or boat to from my Home. Been here since 2000 and never going anywhewre else. We have since merged with the owners of Florida and Michigon. And they have been family run for over 100 years.
