My bigger question would be to discuss what there concern is on not getting pre-approved? Many agents or their sellers will require a pre-approval with any offer. So not to have that in hand may actually hurt the chances of their offer being accepted. Plus explaining the benefits of your...

My bigger question would be to discuss what there concern is on not getting pre-approved? Many agents or their sellers will require a pre-approval with any offer. So not to have that in hand may actually hurt the chances of their offer being accepted. Plus explaining the benefits of your client knowing what their payments will be, how much home they can afford, etc. I would approach it from that direction than from a position of not working with a client because they aren't pre-approved. For all you know, they may be a cash buyer. But you need to have that honest and candid conversation. Afterall, you "are" their advocate!
