Since I work 7 days a week, I want a lender that will pre qualify people at night and Saturdays and Sundays not just 9 to 5 during the week and return my phone calls within a reasonable amount of time. Having the buyer talk to the lender can sometimes establish whether or not you show them 10 houses and waste your gas and time or not. Time is money, so is GAS.

I've been there so many times. Then you feel like the "bad guy" when you keep calling. SO, if you are fortunate enough to have an accountant, then blame it on her/him. Say your accountant is on your case about closing all accounts within a certain time frame. Just an idea that has really worked...

I'm in Real Estate and have been for over 40 years. If I find someone a house that I think is perfect for my client and it lacks one more bedroom, I show them where they could put one by doing minimal reconstruction. It's easy sometimes to make a 2 bathroom house out of a 1 and a half if there is...

If I find someone a house that I think is perfect for my client and it lacks one more bedroom, I show them where they could put one by doing minimal reconstruction. It's easy sometimes to make a 2 bathroom house out of a 1 and a half if there is a closet handy. Buyers don't always have insight so you have to enlighten them. Then say we might could get the seller to give you an allowance at closing to do what they think is necessary. Depending on the motivation of the seller, the sales price could sometimes be lowered to compensate. Overcome their objections, provide a solution. Share your vision until it becomes theirs.
