I'm not a realtor, I'm a home inspector and we call that "Rolled Roofing" because it comes in a roll. If the inspector suggested having a roof contractor evaluate it, that's what I would do. Home Inspector are "generalists" and not experts. If we see something that we think could be an issue, we recommend having an expert (in this case a roof contractor) look at the issue and give their opinion of what type of repair it might need and how much it would cost. I don't directly deal with my competition. I'm trying to grow my business primarily through referrals. I figure if I provide my customers with a good product, they will refer me to their family and friends when they are in need of a Home Inspector. I feel I am thorough and provide a well written report, informing the client with the knowledge they need for negotiations and to make an informed decision on their purchase.
