I do not consider other brokers or agents as competition. I consider them as Our partners. I try to teach all of my agents the same thought process. "We cannot list all of the properties and We cannot help all of the buyers". We need others that will bring buyers to our listings and We need others that have listings that will fit Our buyers. Our ONLY competition is with ourselves. We need to constantly strive to always be professional and to ALWAYS put the welfare of Our clients first and foremost. What do they need and want. Listen to them and find the perfect property for them. Never consider the commission. It will be there if We ALWAYS put the client's welfare first.

Either I don't understand the question or my answer is, NONE. Why would commercial buyers want to spend valuable time coming to my residential listing. If it had any commercial possibilities, I would have listed it under commercial also.
