This is a great question. I have a family member who inherited a home, and has lived in it for several years. It was in need of many repairs (roof, pipes, 1960’s rug, landscaping and peeled paint etc. ) She is in her 70’s, and had the same question.
I found a realtor that had much experience for her area and I called her to ask about selling a home that had a ton of issues (sell as is) or what would be other options. She said she needed to see the house and its condition. Her knowledge base on the type of buyers indicated that they would want to buy and move in without remodeling or repairing the home.
She had a similar client that was in her 80’s and she was a hoarder. The solution for her was to move her into a temp home and repair her home for sale, paint, landscape etc, stage it and sell it for a move in. Once the home was sold they deducted their fees, temp housing rent,home repairs dumpster fees, etc.
We decided to go in that direction. My friend and her family found a decent home to rent and live while the realtor’s crew begin the massive cleanup, repairs, staging, and landscaping to sell the home at market value and for the ideal buyer who just wants to move in without wanting to spend time or money on remodeling it.
I think it would help you to find a realtor who knows the neighborhood well, the type of buyers for the area, who can then help you decide whether to sell as is or allow them (realtor) to pay upfront for repairs etc. so the home can be sold at fair or higher market value. The realtor can make arrangements for temp housing, as the owners need to move out. This could be the best route !
I would make sure each person on the team is well aware of the goals and objectives, clarify role and responsibilities, set deadlines and use a project management tool like Basecamp to keep track, conduct meetings and receive documents.

It’s easier said than done, but not every client is right for you, and I wouldn’t view it as a rejection. It’s usually a matter of style, preferences or perhaps they don’t have the budget.

If there is a common experience, I would revisit my brand and see if there is any inconsistencies that may cause confusion or inability for a client to move forward with you. You could ask for feedback and use it as an education as to how clients perceive you then you can work on your presence to ensure your persona aligns well with your customers needs and wants.

If you notice a trend that your clients are asking the same type of questions, I would use these opportunities as a way to develop FAQ’s and/or to create custom training programs that you can sell to clients, or include with your service offerings.
When a client emails me or calls me out of the blue, I am always willing to help them, but I’ve seen it happen over and over that it becomes second nature to educate and inform them that I would be happy to write a scope of work for the HOW to training. Reason for this is you’ll have to develop the curriculum, presentation deck, probably install a screencast tool or use Zoom to record it. People pay for your knowledge and experience which shortens their learning curve and that is the value you bring to them: saving them the time to have to learn it themselves, learn from mistakes etc.
I would ask for payment upfront. A serious person will pay you upfront. I worked with a professional resume writer and paid her upfront because I was serious about it, and respected her talent and gifts.

As far as the deadbeat clients- I would send them an invoice and continually call them, offer a payment plan and if they ignore you, tell them that you will hire an attorney and they will be responsible for the attorney fees.

I agree with Justin below - I don’t want to discourage you but I didn’t see keywords that describe problems you solve so it may not be search engine optimized and doesn’t really say if you help people locally or nationally.

The other aspect is that if I misspell your company name or domain name, I may not find you. Hence the importance of having copy well written that resonates with your target audience and use a plugin on the backside of your website to optimize every page for search engines with key words that your ideal client would use to find you.

They’re both cost effective and you can get a website up in minutes. But there are limitations if you want to add custom plugins (as with WordPress) and if both companies went away then you lose your content.

There is a free version of WordPress.com but I prefer to upgrade and host my own domain (URL/website) so I can take advantage of the features that make my website run well.
