About Us

Jasnia has served renters, owners and managers in the rental industry since 2005. Our goal is to make it easier for interested parties to find each other and do business in a professional and thoughtful manner.

We focus on four main areas to help your rental business be successful. You can select from the products you need most.

Distribute rental listings
Our philosophy is "list once, be found everywhere." You can select the rental networks you want to be found in. Most are included in your advertising price. We have a flat monthly rate available that want to all properties they have available at one flat monthly rate. This is by far the best advertising value we have for our customers. We also have feeds to social sites for all of our rentals, and a feed you can use for your own social pages.

Screen tenants
We support whatever service you want to use for your applications and screening. And we suggest services you can integrate with your marketing if you don't have your own already.

Collect Rent
We have provided online rent payment services since 2012 and provide full customer support for you and your tenants in the program. After 10 years, we have changed processors to utilize the technology advances of Stripe for ease of onboarding new merchants, bank account verification for customers using ACH bank payments, and risk assessment for credit card payments. Your payments keep the lease cycle moving so you have consistent cash flow.

Brand your business
We want you to be found in your community. On a website with your domain that promotes the strengths of your rental business. We provide a WordPress plugin that lists all your rentals on your website in searchable format. A customized brochure page with your available listings, along with personalized vacancy list and property flyers. Everything we produce has your business name on it and is designed to promote your business.

How We Got Started

We launched in 2005 after we saw big money was chasing after real estate with the launch of the internet and the rental industry was an underserved market.

Our clients asked for products to improve their rental business. We provided listing distribution, screening, rent payment services, and personalized brochure page, vacancy list and property flyers to conduct business on a more professional level, streamlining the leasing process, and making technology available to small businesses at an affordable price.

I do not use email at all for sensitive or private information. I personally use Dropbox and there are a number of online file hosting services like OneDrive and Google Drive. I personally use Dropbox and there are a number of online file hosting services like OneDrive and Google Drive. Most have free versions for small accounts so it costs nothing for anyone that wants to receive your information. I use it for sharing rental documents with my tenants. I set up an individual box for each tenant. You can use it for clients or companies that you work with and want to share information with. You control permissions for who can access the box and you can turn permissions off when business with that client is completed.

(more) Generally there is a range of prices for any given category of rentals based on location, age of property, number of bathrooms, amenities, square feet in the floor plan, garage or no garage, utilities etc. There is no one price. There is a range and the best practice I use is find the general price range from low to high, then figure out where your property fits in the range based on all the factors above. You can do this by going to any rental site that has listings in your area, search for the number of bedrooms and sort from low to high. Then begin narrowing things down starting with the neighborhood your property is located in. Then start factoring in your property's features with other properties. Everything has a value: a garage, washer/dryer, newer appliances, amount of storage, high end or low end finishings, etc. The key is comparing value, and a lot of times you can see it in the photos.

(more) There are two parts to this question. First is getting leads and referrals and the second is tenant screening for those that apply. I personally pay attention to their monthly income up front so I do not waste the applicant's time or my own. If the rent is $1200 per month and you want the monthly rent not to exceed 30% of their household income, you do this simple calculation:  $1200/.30  = $4000 That means I would tell applicants, you must have a minimum household income of $4,000 to qualify and that needs to be set as a rental policy that is consistently applied. Then I look at their debt on credit cards and monthly loan payments, alimony or the like and add that to the rent. Add their monthly debt to the rent and that amount should not exceed 40 to 45% of their household income.  You have determine the amount of risk you want to take assuring the tenant has enough to pay for car repairs, medical emergencies and food. This helps you and the tenant have a successful leasing experience. If I establish my rental policy for rent and debt not to exceed 42% of household income, you can get that number by taking 12% of their monthly income from their $4000 income: $4000 x .12 = $480  (debt payments per month) In this case you would want their rent and debt level not to exceed $1200 + $480 which equals $1,680 per month. The amount of debt can be higher if their household income exceeds the minimum. Let's say the tenant has $600 in monthly debt. Then add rent $1200 plus $600 in debt which equals $1800 per month. Then use the first calculation with your rent and debt limit of 42%: $1800/.42 = $4,286 (minimum household income adjusted for debt) Now that you have your rental policy set for minimum household income and debt level, we are ready to start generating leads and taking applications. Look for a company that provides broad  distribution for your rental listings and can help you reach social sites as well. Then have some well recommended tenant screening companies where you can get credit/criminal/eviction reports. The ones we use allow us to choose whether the tenant or owner pays for the reports. Call the personal references and landlord references given by applicants and verify the tenant's income. If employer does not give information, ask the tenant for a copy of pay stubs. We have a renter edu page that explains all the rental criteria. Landlords are welcome to use this as well to become more familiar with the criteria. Took me a while to find the one for my company profile. The quickest way to find it is to click on "My Profile Activity" in upper right of your dashboard. That is great for general introductions. For targeted referrals, you can look in your profile and send a referral card for any promotions or products you have listed. Having both options allows you to be specific to the needs of the person you are contacting. Great tool!

(more) When I hear from landlord customers of mine stories where they have $10k or more in damage on a property from tenants not taking care of pets, getting involved with drugs or meth, and one had someone rebuild their motorcycle on the living room carpet. The best preventative measures I know of are thorough screening and periodically schedule maintenance checks on faucets, toilets and furnace filters. It gives you eyes inside the property.

They have made more advancements in payment technology than most other processors I have seen. - Their reports for payments and payouts is robust and easily searchable. - Allows tenants to save their credit card or bank account information for future payments. - Requires one-time bank verification on electronic checks and is NACHA compliant. - Measures security risk on credit card accounts and uses 3D secure when required. - Enables you to set up a merchant account in less than 10 minutes.
