You are probably going to have to look for a property that is zoned for industrial use. Call the city zoning board and ask, or if you are working with a realtor, make them do that legwork for you. If you are trying to position your business where there are none like yours, you may find that the zoning board has not addressed the possibility and will have to be creative in how they allow you to exist. We are within city limits and there was no zoning that addressed a winery here. Microbrewery, yes. Winery, no. They allowed us in under the microbrewery zoning guidelines, but there were some bumps along the way (nothing undoable). For us, it was mostly an educational process of how wineries were different from microbreweries in regard to governing agencies and state regulations. Good luck on your quest.

As a winery, it is always fun to help people find the wine for THEM. It is a bit different than owning a wine & spirits store as we pretty much insist they "try before they buy". People buy the experience of the place as much as they buy the product.
