We have a cabin vacation rental business so most of our best customers come back annually or biannually. We love seeing them and I think they know that. We are a "Mom and Pop" shop with my husband and myself manning the front desk most of the time. We do have additional office/front desk help...

We have a cabin vacation rental business so most of our best customers come back annually or biannually. We love seeing them and I think they know that. We are a "Mom and Pop" shop with my husband and myself manning the front desk most of the time. We do have additional office/front desk help regularly but not all the time. And, we do get away a few times per year and have people work for us then.
It is probably a combination of great maintenance on the cabins plus keeping the cabins up to par with other rentals and our attention to detail with the housekeeping process. So, with us, it is offering a great product with much caring. Service comes into play when they call late at night and can't get their tv working or fireplace lit. My husband is very good with people and will go help them at any time. He first tries to walk them through the problem on the phone but if that does not work, he goes on-site to fix the fixable issues.
We also send the customers emails before and after their arrivals and when they arrive, we give them information on events, activities, festivals or live theatre going on in the area. I think they like that we care that they enjoy their entire visit and not just the cabin that we provide.
We also go through our previous year reservations to notice if persons are not returning and send them an email with a coupon to return. I realize our business is totally different from yours but these are the things we do to keep our customers returning.
You would first have to have a cancellation policy that you have shared, initially, with your client. Of course, they would like to not pay a cancellation fee but your time is valuable and you could have had another booking instead of the one they cancelled. It also depends on the timing. If they...

If they cancel the day of is different than cancelling 2 weeks ahead of time. First, you need to devise an appropriate cancellation policy that is appropriate for your clients and yourself. Then go from there.

We use reservation cards by date and if there are notes, we review under the date they are filed. If it looks necessary to contact the person, we call them. Persons who send us emails with questions, we follow up in one week. We would call persons back after the intiial call in 7 days. Hope this...

My suggestion is to have a good website with the best searchable keywords and then let it be. Set up On-Line booking will be a plus. We have guests come here from all over the world and that is the way they find us.

It would depend on how many clients you have and the $ amount they spend with you. I usually buy a gift tin of nuts or candy or cookies for my clients (these gifts are under $25). We also have calendars we give out (calendars are around $2.00).

It is an issue. We run a vacation cabin rental company and some people do indicate our prices are too high, for exampe -- can you do better on the price than that. Sometimes we do dicker but have found it better to stick to the listed prices. Sometimes when we go down in price, they still don't...

It is an issue. We run a vacation cabin rental company and some people do indicate our prices are too high, for exampe -- can you do better on the price than that. Sometimes we do dicker but have found it better to stick to the listed prices. Sometimes when we go down in price, they still don't rent. Then, the next person calling does not quibble a bit and pays the asking price. I say, just go with the pricing that you have and try to tell about the quality of your work. Some of our cabins are in the $50,000 to $70,000 range but we have 4 that are over $100,000. So, we pay for the cabin, pay the utilities, keep it clean and furnished nicely and you want a discount?? We do some discounts for returning customers and military (5%) and an off season discount but other than that, we don't discount.
Although I know we are in a totally different industry, I hope this information about our experience helps.
