As with everything in a real estate transaction, commissions are negotiable. I usually explain how I base my wages on 3% and how they are split between myself, the office, support staff wages and other operating expenses.

I explain that I operate my business on #% WAGES and explain how it is broke down between myself and the company and the other expenses involved. Most people would never expect you to cut your wage.

In the Black Hills of South Dakota it is definitely a sellers market right. Homes that are priced right and in good condition are going under contract quickly.

Most of my buyers are first time home owners. While there is more educating involved, I find it very rewarding when the transaction is completed and they are happily settled into a new home.

While cold calls are never at the top of someones to do list, they are sometimes necessary. Personal in my business I prefer referrals from previous clients. When supply is low and demand is high I will use personal visits to areas that clients are interested in.
