The bottom line in commercial real estate is risk versus reward.  Basically, explaining to your customer in "plain" terms that they can understand in relation to the risk of a property versus the return.  A single tenant lease to a corporate tenant will typically be a lower return because of the... (more) The bottom line in commercial real estate is risk versus reward.  Basically, explaining to your customer in "plain" terms that they can understand in relation to the risk of a property versus the return.  A single tenant lease to a corporate tenant will typically be a lower return because of the low risk of that tenant moving in the near future (as long as they are on a long term lease).  The higher return of a multi tenant building is basically because of the potential risk of tenants moving therefore reducing your income due to rent loss and retenanting the space. If you can explain these items to potential investor you allow them to be able to review a property with confidence.   There is more to it, but that it is the brief example.  Keep it simple and more people will be comfortable with the process.

Unfortunately it appears this roof is a mess.  Whoever put it on was not very clean.  If you try to fix a spot, another will pop up.  You will be "chasing your tail" if you try to patch.  I know that there is a a spray on roof that is refelctive and will not have any seems.  I would suggest you... (more) Typically I get 2 or 3 month, but that does not include people that don't tell me they have been referred.  Should be more, but this is what I get. In response to how I get them.  A lot of times I will be talking with agents, typically residential, and when they find out I am a commercial broker, they start asking questions.  So listen to the questions and if you can help them, do so,  Or they may have a client that is looking for investments and that is when I typically explain to them that I can help them and they can be involved.  Everbody makes money and they typically learn a new side of the business.

Truthfulness with your client pays huge dividends.  I am typically a commercial broker specializing in all commercial.  However, I have had clients refer friends to me to handle their residential deals also.  I have been in the real estate industry since 1986 so I have dealt with many differn... (more) Truthfulness with your client pays huge dividends.  I am typically a commercial broker specializing in all commercial.  However, I have had clients refer friends to me to handle their residential deals also.  I have been in the real estate industry since 1986 so I have dealt with many differn deals.  I am honest with my clients and indicate to them that I am not a residential broker, but their faith in me to do what's right for their friends in priceless. If you have not been in the industry for a long time, I would be very honest with your clients.  Let them know that if they want you to do a deal that is not your specialty, be upfront with them and tell them you do not have expertise, but you will get them any answers they need on a specific property.  But whatever you do, DO NOT try to answer questions that you do not know just to give them an answer.  You put your client as well as your broker in a bad situation. Sometimes referring a client to a broker or agent that you know is experienced in that type of product is the best situation.  A referral is better than nothing and if you try to stay involved you will learn a lot which can help you in the future.

Back in 2006, my business partner and I were working at a commercial real estate brokerage.  We both had our brokers license, but we liked the atmosphere of being in a larger office with other agents.  Though the climate was good it came at a cost - lower commission splits than if we were... (more) Back in 2006, my business partner and I were working at a commercial real estate brokerage.  We both had our brokers license, but we liked the atmosphere of being in a larger office with other agents.  Though the climate was good it came at a cost - lower commission splits than if we were independent.  Every year at the end I would do a comparison as to where my business came from - either thru the office or on my own account.  At the time we were actually training a lot of the new agents and hence since the office did not pay any salaries, we allowed these agents to participate in our commissions.  Worked for the house because they paid the newbies a lower percentage. I did the comparison for the year 2005 and it was apparent that I was working harder for less pay.  We approached the Manager to increase our split and they refused.  And since most of my business was created by me and not thru the house, it made my decision for me.  The risk was worth the reward.

I have an existing client that accumulated a substantial portfolio of duplexes.  He had purchased most of them over time when the market was tumbling.  During the last real estate boom, I advise him that if he still had the units, that now is the time to sell.  He did and he made some much money... (more) I have an existing client that accumulated a substantial portfolio of duplexes.  He had purchased most of them over time when the market was tumbling.  During the last real estate boom, I advise him that if he still had the units, that now is the time to sell.  He did and he made some much money that we are still investing the profits. This was an example of a person that believed in my recommendations and was rewarded.  They have been clients with me for almost 15 years.
