How We Got Started

Managing Broker and Owner, Beth Walden, has been in real estate sales since 2006. In order to better serve her clients on an individualized basis, Beth opened Seasons of Indiana Real Estate in the fall of 2014. (more) Red Flag #1: The buyer isn't feeling very secure in knowing that they're making good decisions and are feeling a bit lost.  A first time home buyer should really ask their Realtor and Lender many questions.  They should have a good understanding of their options, the market and the process.  If they feel that they are blindly making decisions or relying on their Realtor's opinion too much then this is an indication that they are lacking enough knowledge to make good and clear decisions.   Red Flag #2: Before writing an offer on a home, if their agent cannot or will not answer their questions, then it may be time to consider working with an agent that is more knowledgeable and one that will find the answers to their questions. Red Flag #3:  If a home has obvious major defects (non functioning furnace, hole in roof, water standing in the basement, etc...) then know that this home will most likely not pass FHA, USDA or VA guidelines.  It may not worth wasting inspection money on this home.  Sometimes, corrections of major defects can be negotiated with the seller but in most circumstances, corrections must be made prior to closing.

Interestingly enough, just yesterday, I was needing to order a home warranty for a closing.  I was in a pretty big hurry as the title company was waiting for the invoice.  I pulled up a home warranty company online that was new to me.  A chat box popped up.  I thought, "great, someone can help me... (more) Interestingly enough, just yesterday, I was needing to order a home warranty for a closing.  I was in a pretty big hurry as the title company was waiting for the invoice.  I pulled up a home warranty company online that was new to me.  A chat box popped up.  I thought, "great, someone can help me sign my company up quickly."  As I was chatting back and forth for a few minutes, I realized the response was automated and that I was not talking with a person at all.  When I asked if I was, I received a weird "thank you, how may I help you?" Wow!  I moved on to another company completely.  Three hours later, a salesperson called me to see if they could help me.  Three hours!  No thank you! I monitor my email all day long.  I'm not obsessed with checking it but I do watch it closely.  I respond quickly to text, phone calls and emails.  In the world we live in today with technology, consumers expect quick responses.  An hour late to respond to a general inquiry is acceptable in my opinion.  (unless it's after normal working hours.)  With life and work demands, It's simply hard to be on top of everything all of the time.  Setting up a good system and plan of response will make all the difference in your revenue and reputation.

(more) Residential real estate is a one family occupied residence.  Depending on loan type, they generally close in 30-45 days.  Buyer may have inspections and lender will require an appraisal.  Commercial real estate is another whole ball game.  As an agent working with an investor, whose goal is to rent properties for gain, I crunch numbers to calculate cap rate / rate of return. Loans for Commercial real estate are also very different than Residential.  The term is usually less, the interest rate higher and normally requires at least 20% down.  Other types of commercial transactions have other requirements and other terms.  There are many factors when looking for the right property that will generate a good cap rate. A Realtor wanting to get into Commercial should first become well versed in Real Estate practice and have good experience first.
