I encourage them to seek out at least two pre-approvals for their mortgage to learn about the different options out there.  Then I explain the process with an emphasis on them really thinking about what they want and need as well as what they can afford.  And that they will most likely "know this... We won't refer just one contractor of any kind, but rather will give a client two or three for them to choose from.  We get those from personal experience or client referrals.
