In answer to your question carpet is the biggest challenge especially at move-out. When determining damage (not wear & tear) we strictly follow and compare the move-in document & pictures as to the condition of floors/carpet at the move out. I agree vinyl planks are durable and best for rental...

Scheduling vendors quickly has been our most time consuming. However our background check process for placing a tenant and our lease requirements have ensured many great move outs.
