Hi, I'm looking for a CRE lender in Texas for a client

11 million

75 unit apartment building

95% occupied

2 owners, FICO 800

Owned 1 year, had a loan with a balloon payment need to get out of

1 year tax records, only owned a year

Rate/term refinance not looking for any cash out

Looking for minimum 15 year loan, no balloon

Hi Kevin, congrats! That is very exciting to be investing in Texas properties. They can definitely be a great source of income. My recommendation: Be sure to consider a cost segregation study as part of your tax strategy. This will help you accelerate depreciation so you can preserve your wealth (and keep more cash in your pocket today!)
