Hello Everyone, I have been using Matterport for my virtual tours pre covid and during. I was dead set against the technology before the pandemic since I was worried folks would view the home virtually and create the wrong impression based on the virtual feel of the house. Thanks to the pandemic, buyers in our region seem to be embracing the technology. My sellers expect it on their listings and actually like the fact that there are fewer, "Just Looking" types of buyers viewing their property. I've also seen the platform improve exponentially over the past 18 months so I am all for it.
In my opinion, any house over $200K that is in decent shape should have professionally done photos, with Matterport, or something similar.
I have a degree in photography and all the equipment, but still doesn't pay me to do the photos in a nice house, especially a $500K+ house. A realtor that doesn't provide that, and especially takes a transaction fee, is frankly ripping their clients off.
Staging & Professional pictures are the best way to sell a property. We stage 1st floor to keep the cost down & virtually stage other rooms. 3D tours are good because its been proven people want to see more pictures before they decide to make an appointment.
The best bet is to use Virtual Pictures for properties that are vacant.
I have a Matterport camera and have owned it for several years now. The tours and the options available are great. Being able to capture still shots from the tour (for buyers that prefer to zip through the listings online) allows me to select the ones I feel make the best presentation of the home. The quality of the photos exceed that of some other cameras. I feel it is a great marketing tool and not meant to take the place of an in-person tour. Buyers are able to view the tour and determine if the home meets enough of their needs to schedule an in-person viewing. This eliminates some of the wear and tear on the home which in turn pleases my sellers. I have not experienced any of my clients being displeased with the 3-D tours that I do or have done on their homes. Certainly it is a personal choice but as a Realtor, I see the importance in offering the very best marketing I can for my sellers.
I have to say, it makes looking at a house very easy...pretty sure in this market it will help sell a house even faster....however, they're going like hotcakes anyway. Not sure how much the cost is, but if you have a nice house, it will sell super fast in this market....even the junky ones go in weeks.
I have not used due to the general size and lack of complexity of the homes I generally have to list. It is a great feature and could be very supportive of marketing homes that are larger, have a higher price range and have a large foot print. The concern is always the ROI as they obviously are more costly to have done.
Virtual tours are ideal for when people cannot get to the property (relocation, seniors, etc.). It's also why I market advance Virtual Reality Tours and Custom Interactive Virtual Staging for proposed and under construction properties. It's a way that potential buyers/tenants can tour a property before it exists. Great for pre-selling or pre-leasing. http://staging.myhomebuild.org

Love to hear this. We do 360 Virtual tours with floorplans of the entire home.
