I have used Toolkit CMA but, Am looking at CloudCMA

What do you use?

In Georgia we use our MLS system to do a CMA

I am not involved in real estate.

I just started using Contactually

RPR. Simple and easy. As a certified PSA, I find RPR better than iMapp, Reallist or even the tax roll. I do my own comps and have the ability to adjust comps based on condition and upgrades, giving me a better and closer valuation that appraisers will agree with. Example, I recently had an appraisal for a listing under contract and provided the valuation report from RPR, I did write notes on it show my thoughts on why I chose one over another. I further went on to highlight a comp that was way off and considered it an out liar and therefore the appraiser saw it and agreed. What does this do? You'll get more appraisals in line with the purchase price versus none at all. Not only that, I believe the presentation format is way more professional than others in the market.

I use the MLS to search recent sales within the same subdivision for the most accurate information.

I use our MLS which is Paragon.  I know several realtors that use RPR.
