For over 30 years, Clark Broden and his wife, Marcy helped 100's of clients buy and sell residential real estate. That includes over 1400 units sold.
How We Got Started
We got our start with Fafard Real Estate in Ashland in the early 1980's selling brand new homes and condos as well as resales. Marcy currently has curtailed her real estate activities but Clark and his team stands ready to help anyone, anywhere buy or sell real estate by referral only.

At the very least, open houses show to the seller that you are using everything to get the house sold. You are letting all brokers that have buyers in that price range know again about that property not to mention potential buyers themselves looking online.

Advertising in advance in social media, websites, post cards and signage is very useful.
One can pick up new buyers and sellers as a result.
Public and also broker open houses are just , two of a number of ways of getting the word out.
You never know what is going to sell the house.
While I have not had as much success with open houses, a couple of my newer associates have had great success with them.
Their careers have been launched as a result.

Speaking as a Realtor, the buyers sign contracts to pay a down payment by a certain date subject to some contingencies. Maybe you should use a contract of some kind with some penalty if they don’t pay. Talk to your attorney.

For a long time , we have given the interest on the escrow to MDA. Plus, our company has a community account where agents give part of their commissions to fund it and distribute the monies to local charities at the end of the year.

Also, we have a food drive all year that gives to a local charity Just Because. Of course, agents have their own personal charities in which they are involved. Two of mine are the Framingham History Center and the Amazing Things Art Center
We contribute clothing and household items to Just Because, a local charity. Plus, all throughout the year, agents contribute part of their commissions to a Company charity whose proceeds we give to local organizations at this time. Finally, our escrow interest is given to MDA
