Trained, knowledgeable, agents are the #1 asset of any real estate brokerage.  Agents wanting to help clients either buy or sell property, whether it is a home, vacant farm land, or vacant woodland, or commercial property.  A broker must either train their agents themselves or encourage them to... (more) Trained, knowledgeable, agents are the #1 asset of any real estate brokerage.  Agents wanting to help clients either buy or sell property, whether it is a home, vacant farm land, or vacant woodland, or commercial property.  A broker must either train their agents themselves or encourage them to take training from a qualified trainer.  The broker is responsible for training their agents and for making sure their agents are not offering clients services for which they do not have the proper knowledge and training.  An agent is to be proficient in knowledge of the neighborhood, of architectural character of a home/building/piece of land.  They need to know zoning ordinances and if there are none is the property subject to a home owners associations rules and regulations, or the developers deed restrictions and reservations. Are they up to date on DEP (sewage regulations)...do they know what utilities are available and which are not.  I could continue with what an agent needs to know...much of this knowledge is obtained through experience which is learned either by helping a seasoned agent or working with a surveyor, talking to the local zoning boards, or going to the court house and talking with the planning commission and other officers in the court house.   Being a Realtor is fascinating.  Every day is different than the day before.  One day you are working with clients who are looking for a seasonal property..(for what use?  hiking, hunting, fishing, snowmobiling, ATV..or just a quiet place in the world to get away from it all) the next day you may be working with a client who is interested in large tracts of woodland...for the timber value...what type of trees...are they going to do a cut immediately? What is the value of the trees...do you call in a professional to complete a timber cruise?   Do they just want the property to clear a site for their cabin/home? The next day you may have clients looking for a commercial property or a site for solar panels.  Realtors work closing with attorneys, title abstract companies, surveyors, home inspectors, backhoe operators, sewage agency representatives (sewage enforcement officers)&  radon remediators.  A Realtor is to be proficient in knowledge of real estate properties.  If they are not proficient in the knowledge of a property (timber value, sub division rules, location) they should tell the person they are representing that they do not have the expertise to give that person guidance in either purchasing or selling that real estate and they should ask if their client would like to call in an expert in a particular aspect of the property to assure they will get the greatest return for their monies on that property, or they will not end up with a piece of property that cannot meet the needs of that purchaser.  In other words, a Realtor must know their limitations and not give guidance where they don't have the proper knowledge to give guidance.
