I have had many "best" clients! I got them from an open house and some were in my neighborhood. It was simply being friendly, showing an interest in them and not just real estate, asking a few questions and not hounding them. I let them know I am there to help, not just capture a "transaction."

I am a big advocate of handwritten notes...sellers, buyers, open house guests, 1 year housaversary...just because! Of course, I do have an email campaign running as well...just in case I forget.

You can't fear it...fear won't change the fact that you may find something of significance that needs to be addressed. It is ultimately up to the buyers (with the help of their agent who hopefully attends the inspection with them) to decide which items they are concerned with and which items they feel won't break the deal.

Definitely hire an home inspector to inspect the property. They have a standard list of things they check including but not limited to the roof, mechanicals, plumbing, electrical, windows, and more. Many inspectors will also do a visual pest/termite inspection. if needed, anything beyond the...

Definitely hire an home inspector to inspect the property. They have a standard list of things they check including but not limited to the roof, mechanicals, plumbing, electrical, windows, and more. Many inspectors will also do a visual pest/termite inspection. if needed, anything beyond the visual would be done by a pest/termite specialist. When searching for an inspector, simply ask for the list of items he inspects. Of course...carbon monoxide is an added charge and takes a minimum of 24-48 hours.

We need to make it appeal to the buyers! Depersonalizing can be a big help! These are some great places to start.
