My Decorating Company can offer services for any changes the new owner
wishes to make, with a reduced price.
I usually purchase a $100 gift card for my buyers to Lowe's or Home Depot
When I take people out I ask questions what they LIKE , need  or wish for ...
first time buyers need things ... quite often I get an IKEA gift card ....
people who have money  and have everything ... maybe a Expensive bottle of Champaign or Gift card to a nice Restaurant 

It depends on the people and what they NEED AND WISH for ... ALL people are different ... 
It depends on my client.  Through the buying or selling  process you should get to  know your client and what things they like.  I normally give them a key chain that looks like a house and has my name and number on it so they can carry me with them all  the time.   That way my  name and number are always at their fingers touch.  And I will give a personal gift like a bottle of wine, restaurant gift card, lowes/home depot gift card, bake goods, hand drawn picture of their new home.  It just depends on my client....

I do it to show that I appreciate them entrusting my with their real estate needs and hopefully they will refer business to me or do repeat business with me...

This would be, in my opinion, unethical for attorneys.
 It’s completely dependent on the client. We spend an enormous amount of time with them at which time we pay attention to their likes and dislikes. I like to tailor my gifts to the client.
I use personalized gifts.  Coasters, door mat, water color of buyer's new home .
My closing gifts will vary depending on my clients I get to know them very well over the time that we work together. So it is according to the needs of the client and the house

I do custom beach art including photo frames, planters, wind chimes etc.

Gifts vary depending on the client, by the time closing comes along you will likely have a good idea of their interests. I try to tailor the gifts to tie client interests to local businesses, could be anything from a gift card, discount coupons, tours, wine, growlers of beer, etc...usually a blend of things. Bottom line is there is no one gift for all occasions, and a handwritten note is always part of the package. The why is easy, to show appreciation that your client trusted you with what is likely the largest purchase/sale of their lives. And it leaves a good last impression, never hurts for referrals.   Hope this helps
