I usually give my sellers several types of closing gifts. 1) a $500 gift card to either Home Depot or a home improvement center close to where they moved. 2) A home warranty with one of the major home warranty company's.  3) a $500 prepaid Visa gift card. 4) I pay to have the landscaping freshens up at a cost of around $500. I give my sellers a choice for what they need to do to the new property.

We always give the Seller a gift after the closing of a property that we listed.  It depends on the price of the house and what the Seller likes.  I have given gift cards, flowers, fruit baskets, potted plants, etc.  The idea is to thank the Seller for trusting you in the process of listing their property and closing the deal.  In some of the deals I have given the Buyers a present too.

I try to find something personal for the client to let them know I've listened to their needs and been paying attention. Recently, a client had mentioned he was going to have to buy new pots and pans for his new, large kitchen due to having to give away lots of their kitchen ware because they'd been renting a small apartment. The closing gift was nice large frying pan to jump start his new kitchenware. 
I like to personalize my gifts to the interests of the client. It shows that I listened and care about them. 

I give a personalized doormat with a rubber tray.  The buyers love it.

I put together baskets of BBQ sauces and seasonings from my sauce store. Clients love them and they think of me each time they use them. 
Intry and make them personal per client. I learn more about them. For example, I had a young lady first time buyer get a condo. I bought her a small tool kit for the house in my colors I advertise.
