I usually give my sellers several types of closing gifts. 1) a $500 gift card to either Home Depot or a home improvement center close to where they moved. 2) A home warranty with one of the major home warranty company's.  3) a $500 prepaid Visa gift card. 4) I pay to have the landscaping freshens up at a cost of around $500. I give my sellers a choice for what they need to do to the new property.
