My number one thing I do is to listen to them the first time that I meet with them. Next thing, remember and take notes on the important things. Maybe just as simple as a doggie door & how big is the dog?
The number one thing I find is that people have plans drawn and have no clue as to the cost of what things cost. I caution them about real steep roof lines (anything above an 8/12 pitch will cost more money, etc.
Flooring is real important, so I try to feel them out as to what they expect. Carpet as vs. Imported Australian Cypress or other custom flooring.
Appliances: Need to be selected prior to plans being completed.
I always work my estimate on the house as per plan, then give allowances on items such as: Drive, landscaping, light fixtures, appliances, security systems, moldings such as windows with a simple window stool or windows with stool & molding around window frame.
