Realtor Friends - When you are working with a buyer and the house has a septic system, do you suggest that they have the septic tank on the property pumped and inspected before the purchase? Why or why not?

 I don't usually have the seller do it prior to putting it on the market for sale, however, I have requested that  the septic be pumped and inspected.  If seller does not pay then I recommend my buyer pays for it.  Too many times there are problems discovered, with the leach lines or the septic.  It can be costly.  A inspection runs approx. $500.00.

Inspections are $750.00 in kings county..very recommended on a home for sale. .
