I am honest with Sellers about actual market value for their property. I do not think it is in seller’s best interest to overprice their property. To overprice a property just creates false expectations and a stake listing eventually sells for less than if it had gone on the market at a price the market will bear. If a seller still wants to go on the market high then we can agree in advance when the price reduction will be. Many still want to test the market but to do so for too long is just a bad business decision. I feel strongly that being realistic is always best for everyone. If I lose the chance to list the property the first time then I often get the opportunity to list it the second time around .

It is one of the toughest things to deal with. I have helped clients move to independent senior living communities and assisted ones too, ones that specialized in memory care, etc. but usually their family members or a scary accident forced the issue. Sometimes just having a visiting nurse and a housekeeper can help keep one at home but other times it is simply time to make a move. I try to help based on the individuals needs.
I have had some clients say they do not like them as they make them “dizzy”. Slide show type virtual tours seem to be more popular with prospects.

I have purchased original art for a few clients. It was much appreciated and enjoyed. I only did that for a few clients whose taste I knew really well though.
