(be that a Depository Bank, or a Credit Union, per say) 2) Do you Represent a Lending Institution that does not follow the depository model, and therefore works primarily with Business Brokers via the phone and secure internet? I can certainly understand why a 'B&M' Bank would ask for your presence on location, for a more personal customer experience. On the other hand, an actual Lending Institution will allow a seasoned representative to work from home, or at a remote office of a few people, providing they are able to separate their business & personal environments. Many people lack the self-discipline required to perform at a high level, due to interuptions of family or personal focus issues.

There are two basic types of Banks these days, and then there are Credit Unions. Most Brick & Mortar Banks are in the Depository Business. In that, they are primarily interested in using your deposits to invest ( where they make the bulk of their money ) and offer a few types of loans. Be careful, as many banks are quite specific in the type of Business Loans they will offer, and you better fit neatly into their 'cookie cutter' or you will be slow walked in hopes that you will give up. If you give up, they maintain the depository relationship with you. A Credit Union has a similar business model as the Brick & Mortar Banks with quite a bit more flexibility due to a local board that meets weekly to discuss each loan opportunity. If they decline due to needing more documentation and you get that to them right away, you will still be waiting at least one additional week or longer for them to reconvene & discuss your loan again. I work in the third space: Business to Business Lending. I have relationships with over 100 Banks who work in designated specialties to help Small Business Owners succeed. I offer Financial Solutions for Business Owners. Big or Small, Flex Capital can handle it. Check us out @flexcapital.net, or call us (833)RDY-CASH

They seem to believe that they must first know absolutely everything about whatever it is they are working on, before they would be able to discuss ( or present ) it to someone else. In addition, they often lack the personal confidence to feel comfortable meeting new people. Maybe they don't like the way they 'think' they look to others. Newsflash: Most people find fault in their own appearance. I know I sure do! Start small, but start making changes in your daily routine. If you don't exercise, start. Perhaps to avoid others, get up at 5:00am and go for a brisk walk in your neighborhood. Don't feel safe walking in your neighborhood? Join a gym, buy some headphones for your cell phone, plug them in your ears and get on a 'Hamster wheel'. (Nobody will talk to you with earphones in)  When you walk into a challenging Sales call, remember: It will never be as challenging as what you put yourself through each morning. If you're not doing something to get better, your competition is! Get after it. Whatever you choose to do, choose to do it the best you can. You'll be way ahead of most simply by making that decision.

Actually, what happened to your own self worth? It's your life, it's your decision. Have you 'come out' to your mother? I bet she still Loves you! I was a single father for many years, the only thing we want for our children is their happiness. If you're happy, who cares what a co-worker thinks, or says. Be yourself, and be proud of the life you've chosen. Be glad that it's out there, you don't need to hide any longer. You're 50, start living.

A Bankable Deal has a combination of 3 primary parts, unfortunately these are almost never equal. You may have a wonderful ‘widget’ and great service, or a solid background in the field, however if you run out of $$$ you are done. I think everyone who is answering this question has their heart in the right place, but the normal entrepreneur’s model for getting started needs to be turned inside out & upside down. Far too often a business owner will attempt to start their business, or continue to fund the business out of their own pocket, or put the family’s home up as collateral...  Whatever it takes! Sound Familiar? Typical ‘Brick & Mortar’ banks don’t want to lend money, they are built on deposits. If you have a bunch of $$, and have been with that bank for a number of years they might throw you a bone to keep your depository book, but they will try to sell that loan off in the marketplace within a year. Of course, everyone wants to lend you money when you don’t need it, and they all disappear when you’re looking for help. We waste our own money & resources upfront, then ask for help. WRONG!!! If possible, there are Hybrid formulas for achieving lines of credit that allow you tremendous flexibility @ low cost, and coach & empower you to build your business credit (paydex) score so that you will protect your personal cash & credit. I know how to do this, and I can help you. go to: flexcapital.net  Regards, Michael Higgins  Flex Capital
