I am seeing a shift in trend since the pandemic in buying behavior.  More millennials are beginning to buy homes earlier than planned, other are buying bigger homes with space for home office and space for home-schooling.  Square footage is relative.  I haven’t seen much in location than what is was before. More around accommodating how we are operating throughout our normal lives seem to be a contributing factor to the real estate market growth.  In addition, buyers are buying by digitally walking  through homes as well as real estate investors.  

Then you have a group of buyers downsizing or selling homes due to changes to their individual financial situation.
