The inspector can either say:  What I found wouldn't stop me from buying the home.  OR, he can say: What I found bears further investigation before proceeding with the sale (perhaps a roofing company, an HVAC company or a plumbing company--whatever is the concern.)  No realtor wants to be shot in... I would not.  I have seen other realtors in the office waste huge amounts of time and the clients cannot get approved. One woman I heard about said she wanted to by a home for cash.  In other words, she didn’t need a loan approval and the realtor didn’t ask for a Proof of Funds letter from her bank.  This lady just needed a friend to do things with, and the unlucky realtor finally cut her loose.  She had no intention of buying ANY house.

I used to do open houses -- my sellers wanted me to, so it was part of my service.   (more) I used to do open houses -- my sellers wanted me to, so it was part of my service.

I’m a longtime property manager.  Every year, I get 2-3 calls from owners who have tried to manage their properties themselves and are not being paid by their tenants.  I give them the best advice I can.  Often, these owners are stuck cleaning up a home because their tenants know they are going... I had a girlfriend (retired) who spray painted her hinges bronze.  She took her time and it turned out great. Commissions are negotiable, and I never forget that. Because I work alone in my own business, I can set my commission at 4%.  I got my license in 2004 and worked for Indiana’s largest brokerage.  Our training was comprehensive.  After 10 years I felt I knew enough to step out on my own.... AND, because I never take on more than 4 sales at one time, I can give my sellers personalized attention.  But it is the 4% commission that gets me in the door.
