I do not know about Canada but numbers are down here for most lenders & agents right now. Banks are laying off employees and companies are consolidating. If they are valuable clients who eventually pay I'd just suck it up and accept that is how it is going to be. If it is not worth the hassle and you don't mind losing them then go ahead and get adversarial as many people suggested below. I try to be genuine so I do not have a line. Build rapport, uncover needs and discuss benefits. And never ask if they are interested - instead tell them what is needed to move forward. John Tattan is 100% correct. Other than a reverse mortgage or being old enough to sign legal documents you cannot discriminate based on the borrowers age. If a 105 year old man wants a 30 year mortgage he cannot be denied if he loan qualifies. (more) John Tattan is 100% correct. There are loan programs out now that can finance pretty much anyone -even day out of 1 DAY out of BK, Foreclosure,Shortsale, etc. There are stated income and bank statement programs for self employed borrowers so they are also easy to finance. The two biggest challenges then become downpayment and getting the borrower to accept that the interest rate will be higher than what they hear advertised on the radio, see online, etc.
