First I would find out what is most important to them and what their goals are. Once I get a better idea of that I can better advise them on the best path forward and present all possibilities. My clients like being able to make informed decisions without feeling pressured in any way. 

In my local area East of Seattle inventory is extremely low.  This market condition can really help a seller get top dollar or even over asking price. However some listings are not selling and I am seeing lots of price reductions. Having the right price and being market ready day one makes the big difference. Ideally having the house vacant and staged  during this pandemic is the best option. It's not always practical or possible however. My marketing plan includes professional photography and video along with virtual open houses to help target the most serious buyers. Realtors also have strict  guidelines for showing under phase 1.5.
