If they have money to put down they may want to consider a reverse mortgage.  You can buy using a reverse mortgage , which wold give them the advantage of not having a mortgage or rental payment.  Just a thought to be explored. I always told the potential buyer that the first step in the process is to get pre-qualified to make sure the money lenders were behind them.  There was no use going out and looking at homes if the lenders were not willing to back them. It was not good practice to take people out and set them up... (more) I always told the potential buyer that the first step in the process is to get pre-qualified to make sure the money lenders were behind them.  There was no use going out and looking at homes if the lenders were not willing to back them. It was not good practice to take people out and set them up for failure and have their feelings hurt and/or have them get embarrassed because the lenders would not back their purchase.
